While Nassau and Paradise Island, Exuma, and Harbour Island have long been the go-to destinations in The Bahamas, Eleuthera is having its moment. Known for its blush-toned beaches, crystal-clear turquoise waters, and the dramatic beauty of the Glass Window Bridge, the island has long attracted travelers seeking something different from the more popular hubs: seclusion and raw, unspoiled natural beauty.

Specifically, South Eleuthera is entering a defining new chapter, shaped by transformative, low-density developments that prioritize privacy, architectural integrity, and a deep connection to land and sea. As the Bahamas undergoes a broader real estate evolution, with luxury projects positioning the region as a prime destination for high-net-worth buyers in search of second-home retreats, South Eleuthera is emerging as one of the most compelling frontiers of this next phase.
At the center of this evolution is Jack’s Bay, a 1,200-acre private club and residential community unfolding along four miles of pristine Atlantic coastline. Once home to the storied Cotton Bay Club - opened in 1959 by Pan Am founder Juan Trippe and Arthur Vining Davis as an exclusive retreat for notable friends, the area is now being reimagined for a new generation of visitors and buyers seeking world class golf, privacy, and a laid back lifestyle.

Golf is a defining pillar of the project. The Playground Course at Jack’s Bay, designed by Tiger Woods’ TGR Design, is a 10-hole short course set across 18 acres, tracing the island’s dramatic Atlantic shoreline. With holes ranging from 71 to 163 yards, the course offers a flexible layout and a dynamic mix of playing scenarios. It is thoughtfully designed to challenge seasoned golfers with strategic shot-making opportunities, while remaining approachable and welcoming for newer players. The result is a course that feels refined yet relaxed, perfectly complementing the natural beauty and laid-back rhythm of the island. In addition, the Jack Nicklaus Heritage™ golf course is on track for a partial opening in late 2026. This spectacular 18-hole layout will offer members and homeowners a unique golfing experience, showcasing the distinct characteristics of southern Eleuthera while upholding the highest standards of design and playability. Upon its opening, Jack’s Bay will become the only destination in the world with Jack Nicklaus™ and Tiger Woods golf courses.
In addition to golf, Jack’s Bay’s vast natural wonders include hidden cave systems, vibrant coral reefs, a protected sea turtle sanctuary, and a there will be a future private meditation lake known as Mystery Lake, envisioned as a setting for paddleboarding, quiet reflection, and wellness programming. Additional planned amenities include a Sports Pavilion with tennis and paddleball courts; a barefoot luxury beach club with beach toys, paddleboards and kayaks; world-class fishing; a member only dock, restaurant and dry boat storage; and more.
Phase I, debuting in 2026, will introduce the Atlantic Clubhouse, complete with a pool, beachside restaurant, Technogym-equipped fitness center, a destination spa, and the property’s first residences, The Atlantic Club Cottages. The initial residential offering includes 12 fully furnished Atlantic Cottages and 23 Playground Residences situated adjacent to the course. The Playground Residences feature turnkey, fully furnished two-, three-, and four-bedroom layouts, each delivered with a private pool, rooftop deck, wet bar with wine storage, owner’s closet, and covered carport - modern comfort blends effortlessly with timeless aesthetics.

Despite its sense of seclusion, Eleuthera is still accessible. The island is home to three airports: Rock Sound Airport (RSD) on the southern end, Governor’s Harbour Airport (GHB) in central Eleuthera, and North Eleuthera Airport (ELH). All three airports offer daily connections to Nassau’s Lynden Pindling International Airport, with onward service to major U.S. cities including Miami, Fort Lauderdale, New York, Charlotte, Washington, D.C., Newark, and Atlanta. Upon completion, Jack’s Bay will provide a new luxury living experience unlike anything else in the Bahamas offering its residents the perfect place to escape, explore, and experience island living at its finest, and it’s just the beginning for South Eleuthera’s growth.
