For years, South Florida’s luxury conversation has centered on Miami and the island of Palm Beach. But just across the bridge, a quieter transformation has been underway, one that is now reshaping how and where high-net-worth buyers choose to live.



West Palm Beach is undergoing a notable shift, one that is changing both the perception of the city and the profile of buyers it attracts.


Few have shaped the trajectory more directly than developer Al Adelson. Long before the current influx of capital and attention, Adelson made a decisive and unconventional bet on West Palm Beach with The Bristol, delivering the city’s first modern ultra-luxury high-rise at a time when the island of Palm Beach still dominated the market.


The Bristol introduced a new standard for vertical living in the market, shifting expectations toward a more service-driven, design-forward lifestyle. Its success helped validate a different way of living in the market, one that prioritized convenience, privacy, and a more curated residential experience.



“West Palm Beach is no longer a secondary market, it’s become a primary destination for a very sophisticated buyer,” Adelson says. “What’s driving that is a combination of factors that didn’t exist even five years ago, from major financial firms establishing a real presence to meaningful investment in infrastructure, including the airport, medical, and educational institutions.”


Now, as the market enters its next phase, Adelson is once again looking ahead. His latest project, The Berkeley Palm Beach, reflects a broader evolution taking shape across the city.


Located along Clear Lake, The Berkeley sits at the center of what many see as West Palm Beach’s next growth corridor. The area is increasingly shaped by institutional investment, including a new campus from Cleveland Clinic and a graduate school from Vanderbilt University.



Today’s luxury consumer is more mobile, often splitting time between multiple residences, and placing a premium on ease, flexibility, and service. The appeal lies not just in the home itself, but in the ability to lock and leave, to rely on on-site management, and to enjoy a lifestyle where daily logistics are largely invisible.


“What we’re seeing now is a complete ecosystem,” Adelson adds. “Executives can live here full-time in residences that match their lifestyle, while benefiting from accessibility, convenience, and year-round livability.”



In this sense, West Palm Beach’s evolution mirrors a broader trend across the luxury market. Buyers are moving away from purely location-driven decisions and toward environments that offer a balance of lifestyle, infrastructure, and long-term value. The result is a city that is no longer defined as an extension of Palm Beach, but as a destination in its own right.


Perhaps most telling is Adelson’s own perspective. Upon completion of The Berkeley Palm Beach, he plans to relocate from The Bristol, a move that underscores his confidence in where the market is heading. It is a rare instance of a developer following his own vision so directly, and a signal that the next chapter of West Palm Beach is already underway.
