How to Plan a Bathroom Renovation That Doesn't Spiral

The bathroom is the smallest room in most houses and the most expensive per square metre to refit. It is also the one where an ill-considered decision is hardest to undo, because almost everything in it is either tiled over, plumbed in, or both.
Most bathroom projects that go badly do not go badly because someone chose the wrong taps. They go badly because the planning happened in the wrong order — decisions about how it will look were made before decisions about what is physically possible, and the two collided halfway through, with a fitter standing in a stripped room waiting for an answer.
Getting the sequence right is most of the job.
Start with what cannot move
Before opening a single brochure, establish the fixed points. The soil stack is the biggest one: the WC needs a short, direct run to it, and the further you move a toilet from the stack, the more complicated and expensive the solution becomes. Waste pipes need a consistent fall to work by gravity, roughly 1 in 40, and there is only so much floor depth to hide that in.
Then look at the joists. Their direction determines where pipework can run without cutting through structural timber, and it constrains what can go where far more than most people expect. If you are considering a freestanding bath, the floor also needs to take the load of the bath, the water and the person, which on an upper floor is worth checking rather than assuming.
Finally, note the position of the window, the door swing, and the location of the boiler and any existing water supply. A layout that respects all of this will cost a fraction of one that fights it, and in a room of five or six square metres the difference in the finished result is often marginal.
Measure honestly
Draw the room to scale, including the swing of the door and the depth of the radiator. Then place the fittings with their real clearances rather than their footprints. A basin needs somewhere in the region of 700mm of clear space in front of it to be comfortable. A WC needs around 600mm forward and at least 200mm either side of the centre line. A shower enclosure needs room for the door to open without hitting the basin.
This exercise regularly kills a plan that looked fine in the imagination — and it is far better for it to die on paper than after the tiles have been ordered. It also tends to reveal that a smaller, well-chosen suite in a sensible layout produces a more usable bathroom than a larger one crammed in.
Order everything before anything is ripped out
This is the single most useful rule in bathroom renovation, and the most frequently broken.
Fitters work to a sequence: strip out, first fix plumbing and electrics, boarding and tanking, tiling, second fix, sealing. Each stage depends on the one before, and every stage depends on the products being on site. A shower tray that turns up three weeks late does not delay the project by three weeks — it delays it by three weeks plus however long it takes to get the fitter back, because they will have moved on to another job.
Lead times vary enormously. Standard sanitaryware is often available quickly; a particular finish of brassware, a made-to-measure screen or a specific tile can take considerably longer. Order everything, take delivery of everything, and check everything for damage and correctness before the first tile comes off the wall. It feels excessive. It is not.
Where to spend, and where not to
Some components in a bathroom are effectively permanent and some are easily swapped. Spend accordingly.
The things buried in the wall or under the floor are where quality matters most, because replacing them means destroying the finish. That means the shower valve, the concealed cistern frame if you are using one, the waterproofing behind wet areas, and the pipework itself. A cheap thermostatic valve that fails in year three is an expensive false economy.
Brassware is worth buying properly, because taps are handled several times a day and the difference between a good cartridge and a poor one becomes obvious within months. Baths in reinforced acrylic perform well and are far easier to install than steel or stone composite alternatives, which are heavier and more demanding on the floor structure.
Where you can reasonably economise: tiles, where mid-range porcelain performs identically to premium ranges and the price gap is largely aesthetic; accessories, which can be upgraded at any point; and the basin itself, provided the waste and tap holes suit what you have chosen.
Why seeing things in person still matters
Photographs of bathroom products are lit, styled and colour-corrected. Whites are not all the same white, and a basin that reads as crisp on a screen can look distinctly grey next to a bath from a different manufacturer. Chrome, brushed brass and matt black all photograph more consistently than they exist.
Handling products also tells you things a specification sheet does not: the weight of a tap, the action of a mixer, how a drawer front closes, whether a shower door feels solid or flexes. Visiting a bathroom showroom in Romford or wherever is local to you before committing takes an afternoon and routinely prevents an expensive mismatch — and it is generally the easiest way to check that everything you have chosen actually works together as a set.
It is also where you find out what is genuinely in stock, which brings the lead time conversation forward to where it belongs.
The unglamorous things that determine whether it lasts
Ventilation is the one most often skimped. A bathroom generates a large volume of moisture in short bursts, and without an adequate extractor running on a timer overrun, that moisture ends up in the plaster, the paint and eventually the grout. Building regulations set a minimum extraction rate for a reason.
Waterproofing behind tiles in wet areas is the other. Tiles and grout are not a waterproof layer — water gets through grout, and what stops it reaching the structure behind is a tanking membrane or waterproof boarding. Skipping it saves a small amount and creates a problem that will not appear for two or three years.
Budget and time, realistically
Set the budget, then hold back a contingency of ten to fifteen per cent. Once a bathroom is stripped back, things get found: perished pipework, a rotten section of floor near the WC, plaster that will not take tile. These are not contractors inventing work; they are the reason the room needed doing.
On timescale, a straightforward full refit typically runs to one to two weeks of on-site work, assuming everything is present on day one. Add time for any structural or layout change, and add more if the project involves moving the soil connection.
Plan in that order — constraints, layout, products, then start — and a bathroom refit becomes an ordinary piece of work rather than an ordeal.
