The Nautical Renaissance: Reimagining an Icon at The Shore Club Private Collection

In the rarefied air of Miami Beach’s 1901 Collins Avenue, history is being painstakingly preserved even as it is boldly reinvented. The Shore Club Private Collection is not merely a redevelopment; it is a “once-in-a-generation” oceanfront reawakening that bridges the 1939 Art Deco spirit of the Cromwell House and the 1949 MiMo allure of the original Shore Club with the forward-leaning architectural vision of Robert A.M. Stern (RAMSA). For the first time in his legendary career, Stern has traded his signature New York limestone for a “curvy, wave-inspired” 18-story tower that captures the rhythmic energy of the Atlantic.



Developed by the Witkoff Group and Monroe Capital, the project represents nearly a $1 billion bet on the enduring power of storied locations. The collection is limited to just 49 bespoke residences, ensuring a level of “Whale-tier” exclusivity that has already seen 85% of its inventory spoken for as of late 2025. The crown jewel is a 10,500-square-foot penthouse that, with its 7,500 square feet of terraces and private rooftop pool, is poised to set a $120 million benchmark for the South Florida market.



The design philosophy, described by Stern as “Nautical Art Deco,” is a departure from his metropolitan work. Interiors are heavily yacht-inspired, utilizing an ocean-informed palette of dune, coral, and sky. Within the residences—which range from 2,400 to over 10,000 square feet—the material language is one of “Raw meets Refined”. Expect custom wood cabinetry in mahogany and oak, polished stainless-steel backsplashes, and curved marble islands that mimic the hull of a racing vessel. Great rooms feature 10-foot ceilings and floor-to-ceiling sliding glass doors that lead to terraces with architectural curved glass railings, blurring the line between the living room and the horizon.



Beyond the walls of the residences, the estate unfolds into a three-acre botanical paradise curated by Island Planning Corporation (IPC), the visionaries behind the landscapes of Aman resorts worldwide. This lush, mazelike grove of specimen palms and native plantings knits together the new tower with the historic Cromwell House—now home to four duplex residences—and a singular 6,000-square-foot beachfront mansion.


The lifestyle component is serviced by Auberge Resorts Collection, providing a “five-star-plus” layer of tailored intimacy. Residents enjoy private porte-cochère entry, a dedicated pool and beach club, and access to a world-class 6,000-square-foot spa and beauty atelier. The amenity suite is rounded out by a double-height cocktail lounge with a grand piano and a signature restaurant overlooking the lap pool. In 2026, as the Shore Club nears its targeted 2027 debut, it stands as the epicenter of a new South Beach Renaissance—a place where the legacy of the past is the foundation for the future of luxury.
